Investor Alert – Outer Ring – Melbourne. Finding the next Geelong?!

🏡 Located closer than current ‘big’ winners
🏡 Similar infrastructure (town centres and commercial district) in build
🏡 Possibly ‘under’ priced whilst in first stages
🏡 First release in June, VIP access will allow review of location on display homes

If you follow property – you will be aware that Geelong has been a huge performer, and Ballarat is the ‘up and comer’ hitting many of the same markers.

Outside of the capital cities, Geelong tops the list for strongest property growth over the past 12 months, where dwelling values are up 10 per cent to $533,555.

Ballarat values rose 6.1 per cent to $344,518.

Mambourin VIC is located closer to the Melbourne region, and has $440 million project is set to transform 115ha of vacant land. This includes 5.4ha wetland and park with a playground, fitness facilities, and walking and cycling paths.

The concept behind a “five-minute city” is where residents will be able to walk and cycle to shops, public transport, schools, parks, entertainment and fitness precincts.

A private school, kindergarten, performing arts centre and library are also on the blueprint for Mambourin, along with a residents’ club with a pool, multi-use court, gym, function room, cafes and barbecue area.

The residential blocks will range in size from 250-800sq m, with house-and-land packages also set to be offered at affordable price points.
